Sellers & For Sale By Owners
Whether it is a buyers market or a sellers market, and whether you are selling your home on your own or not, there are at least 4 important things every person selling their house should consider doing.


1.Have a CMA (competitive market analysis) done on your house.  This will tell you what your home is worth based on comparable homes that have SOLD (not that are for sale) in your area.  A realtor can provide a CMA for you with no strings attached.

2.Have an appraisal done on your house.  This will tell you what your house is worth in the BANK's eyes; rather than what you THINK it is worth.  Armed with this information, you will be better prepared to accept, counter, or reject offers from buyers.  A realtor can help you find a reputable appraiser.

3.Have a home inspection done on your house.  Why?  Hiring a home inspector will tell you what "red flags" will appear when your buyer has their home inspection done.  An unfavorable home inspection can cause a deal to fall through or cause your buyer to renegotiate a lower sale price.  Have an inspection done on your own and make whatever repairs are necessary BEFORE you identify a buyer.  A realtor can help you find a reputable home inspector.

4.  I've saved the best for last.  Have your house staged to sell!  You will need help turning your home back into a house.  It is critical that your home "show" like a model home so that potential buyers can envision themselves living in the space.  I can help you with that.  Contact me for tips on staging your home yourself or if you would like me to stage it for you.  Remember, statistics confirm that homes that are staged sell faster.
